    Broker Compensation

The Best Comp Plan in the Industry. Full Stop.

We built Lenders Access because brokers were leaving money on the table. Our comp structure is transparent, uncapped, and built around one principle: the broker earns what the deal is worth.

"Our brokers average 2.75% on residential — compared to 1.5–1.75% going it alone. That's real money on every single file."

    💰

    No Comp Caps. No Haircuts.

    Compliance & Licensing

    Licensed. Compliant. In Your State.

Every lender in our residential network is pre-vetted for NMLS licensing and state-level regulatory compliance. You submit clean. You close clean — wherever you operate.

    🏛️

    NMLS-Licensed in All 50 States

Every residential lender in our network holds an active NMLS license and is authorized to lend in the states where they operate. In California, that means DFPI licensing under the California Financing Law (CFL) or DRE licensing. In your state, we verify the equivalent. We check compliance before every submission.

    📋

    RESPA & Reg Z Ready

All broker compensation in our network is structured for compliance with Regulation Z Section 226.36 (no dual comp, no steering) and RESPA Section 8 (no kickbacks, no unearned fees). Our compliance team reviews comp arrangements on intake.

    🛡️

    HBOR & Fair Lending

California's Homeowner Bill of Rights (HBOR), ECOA, HMDA, and Fair Housing compliance are non-negotiable for our lender panel. We only work with lenders who demonstrate clean regulatory track records with the CFPB and California AG.

    FAQ

    Questions Brokers Actually Ask

No fluff. Straight answers for serious brokers.

What license do I need to join?
    +
You need an active NMLS-registered Mortgage Loan Originator (MLO) license in at least one state. We work with brokers licensed in all 50 states. In California, that means either a DRE-sponsored MLO license or a DFPI/CFL license. Multi-state licensees get access to our full lender panel across all states they're licensed in. If you're not yet licensed in a state you want to originate in, your account manager can help you understand the path.
What makes your comp plan "best in the industry"?
    +
Most brokers negotiating direct with lenders achieve 1.50–1.75% on conforming loans. Our network volume and lender relationships allow us to lock in structured comp agreements averaging 2.50–2.75% — with Non-QM going up to 3%. Comp is transparent, disclosed per Reg Z, and paid within 3 business days of funding.
Is broker compensation structured to comply with Regulation Z?
    +
Yes. All broker compensation arrangements in our network are structured under Reg Z Section 226.36 — no dual compensation, no steering, no table-funded loan compensation violations. Our compliance team reviews all comp agreements on intake and we keep documentation available for examination. We don't create compliance risk for your license.
How are California HBOR requirements handled?
    +
The California Homeowner Bill of Rights applies primarily to loan servicers on distressed borrowers, not to loan origination. For origination, all our lenders comply with applicable ECOA, Fair Housing, and TILA requirements. Any lender with an open enforcement action with the CFPB or California DFPI is removed from our active panel.
What loan types does the residential network cover?
    +
Our residential panel covers Conventional (conforming and non-conforming), FHA, VA, USDA, Jumbo, Super Jumbo, Non-QM (bank statement, asset depletion, DSCR), Fix & Flip bridge loans, construction-to-perm, and HECM reverse mortgages. All programs are available via single submission.
Can I originate loans outside California through your network?
    +
Yes. Many brokers in our network are multi-state licensed. Our lender panel includes institutions licensed in all 50 states. For California-only MLOs, the network still covers all CA counties and property types. If you're looking to expand your license footprint, your account manager can guide you on NMLS multi-state licensing.
